Investment objective

The Alpha Property Securities Fund is designed for investors seeking both high-income and capital growth opportunities, combined with moderate tax benefits, by investing in a globally-diversified portfolio of listed property securities. It aims to outperform (before fund fees and expenses, and before taxes) a combination of the UBS Global Investors Index (Local Currencies) and the S&P/ASX 200 Property Trust Accumulation Index on a rolling 3 to 5 year basis. The Fund invests in global listed property securities that derive the bulk of their income from property rental - providing greater diversification and liquidity than direct property, and access to a wider universe of investment opportunities than the Australian market.

The Alpha Property Securities Fund gains exposure to listed property securities traded on global markets by investing into property securities managed funds.

Alpha Fund managers invests with Perennial to access its global property expertise via the Perennial Global Property Securities Trust. Through this actively managed global fund, Perennial invests in listed, or soon to be listed, property securities that it believes can offer superior capital growth and income characteristics. Perennial places significant emphasis on bottom-up property securities research - looking at company-related issues rather than the broader markets they operate in.
